Pricing factors

What affects the price?

Property size & type

More rooms mean more cable, accessories and labour. Detached homes also cost more than flats because of longer cable runs and harder access.

Wiring condition

Original 1960s rubber or lead-sheathed cable takes longer to remove than modern PVC. If your property has been partially rewired already, the job is quicker.

Fuse board upgrade

Replacing an old fuse box with a modern RCBO consumer unit is usually included in a full rewire, but can also be done separately for £650–£1,200.

Extra circuits

EV chargers, garden supplies, outdoor sockets and smart-switch systems all add dedicated circuits that push the price up — but future-proof your home.

Finish & redecoration

We make neat chased channels and refill them, but you may still need a decorator afterwards. Some homeowners opt for full plaster repair, which is extra.

Common questions

Frequently asked questions

How much does it cost to rewire a 3-bedroom house?
A typical 3-bedroom terraced house in London costs between £4,200 and £6,300 for a full rewire, including a new consumer unit, sockets, switches, lighting and smoke alarms. A 3-bed semi-detached is usually £4,500–£6,800 because of longer cable runs.
Is rewiring a house worth it?
Yes — especially if your wiring is over 30 years old. Old wiring is a fire risk, invalidates most home insurance policies, and makes selling difficult. A full rewire adds value, safety, and lets you install modern USB sockets, smart switches and EV charging.
How long does a full house rewire take?
Most London properties take 5–8 working days. A 1–2 bedroom flat can be done in 3–5 days, while a large 5-bedroom detached house may need 7–11 days. We work room-by-room so you can stay in the property throughout.
Do I need to move out during a rewire?
Not usually. We power one room at a time and leave temporary lighting and socket circuits live overnight. Most families stay at home, though some prefer to stay elsewhere for the noisiest chasing days.
What does a full rewire include?
All old cables are removed and replaced with new twin-and-earth cabling, a modern metal-clad consumer unit with RCBO protection, new sockets, switches, light fittings, smoke and heat alarms, and full testing and certification. We also notify building control for Part P compliance.
Can I get a grant or free rewire?
Some local councils and energy suppliers offer grants for electrical safety improvements in vulnerable households. Check with your borough's housing team. We also offer payment plans — ask during your free survey.
